Your project, one decision at a time.
You do not need a complete set of answers to contact a builder. A few clear priorities are a useful place to begin.
Start with what should change.
Describe how you want the home or property to work better. Separate your must-haves from optional ideas: more storage, an additional bedroom, a larger gathering space, an updated bathroom or a yard that is easier to use.
For a new home, bring your homesite information and the spaces your family needs. For a renovation, tell us what you would keep as well as what you would replace.
Make the first conversation useful.
Have the project location, a description of the work, your preferred timing and a working budget ready. Existing plans, inspection reports and a few inspiration images help explain the goal. An uncertain budget is something to discuss, not a reason to put off the conversation.
Let us know whether you expect to live in the home during the work and whether there is a transaction deadline. We will discuss what additional information is needed before a scope or proposal can be finalized.
Compare the work, not just the total.
Ask each builder to identify what is included, what is excluded and which selections remain allowances. Compare the same scope, quantities and finish expectations. Note any assumptions about concealed conditions, site access, cleanup and owner-supplied materials.
Before accepting a proposal, discuss payment milestones, the process for changes, the anticipated sequence and the decisions still needed from you. Keep the agreed scope and any later changes in writing.
